How to Rent Out Your Flat in Dehradun Without a Broker

A broker takes a cut of your first month for work you can do yourself. Here is how Dehradun landlords price, photograph, screen and paperwork a flat — without an agent.

Every landlord in Dehradun has a version of the same story: three weeks of phone calls, four people who promise to “come tomorrow”, and a broker asking for a cut of the first month’s rent. None of it is necessary. Most of the work of renting out a flat is a week of preparation — and it is work only you can do well, because only you know the flat.

01Price it from the board, not from memory

Rent is set by what similar homes in your own locality are asking right now — not by what you paid for the flat, and not by what your neighbour got two years ago. Before you write a number on paper, look at what is actually listed around you and note the three closest matches: same size, same floor, same locality.

Our own marketplace filters run in the usual Dehradun bands — under ₹10,000, ₹10,000–20,000, ₹20,000–35,000 and above. Decide which band you belong in before you decide where inside it you sit. Seekers filter by band, so pricing ₹500 above a boundary is the difference between being seen every day and not being seen at all.

02Photographs decide whether you get the call

Most seekers shortlist from photos before they read a single line of your description. Shoot in daylight with the lights on and the curtains open, tidy the frame, and follow a fixed order:

  • One wide shot per room, taken from the doorway, not from the corner.
  • Kitchen, bathroom, balcony and the building from the road.
  • The water tank, the parking spot and the main gate — the three things a family always asks about.
  • Honest shots of anything a seeker will notice on arrival: stairs, lift, the steep approach lane, the shared entrance.

Six honest photographs beat twenty flattering ones. The flattering set wins you more calls and the same number of tenants.

03Write the listing the way a seeker reads it

A seeker is scanning for eight facts, in this order: locality, type (1BHK, 2BHK, independent floor), furnishing, floor and lift, water supply, parking, and when it is available. Everything else is decoration. Add the things that genuinely filter people out — pets, company lease, non-veg cooking, late-night entry rules — while you still have their attention, not after the second visit.

Add one line about the neighbourhood: nearest market, bus stop or school, and how long the walk takes. People in Dehradun choose a home by commute and water supply far more than by floor tiles.

04Screen the first message, not the first visit

Ask four things before you agree to show the flat: who will live there, how long they intend to stay, when they want to move in, and whether they can give a work or college reference. A serious seeker answers all four in one message. Someone who replies “rate kya hai” and nothing else is not going to sign an agreement.

Then fix one viewing window — “Saturday, 11am to 2pm” — instead of agreeing to five separate appointments. Batching viewings saves you three evenings, and it tells you who is serious enough to adjust their day.

05Paperwork before the money

Dehradun landlords normally use a written rent agreement, most often for eleven months, with the deposit and notice period spelled out. Have the agreement drafted or checked locally rather than reusing a template from another state, and keep a signed copy for both sides.

  • Collect the deposit by bank transfer or UPI and issue a receipt — not cash with no record.
  • Write down who pays the maintenance, whether water and electricity are included, and what happens if the tenant leaves early.
  • Keep the meter numbers, the opening readings and the date of handover in the same file as the agreement.

06The honest part: what you give up without a broker

You are trading a fee for time and admin. Expect to spend about a week on enquiries, expect to talk to people who waste your time, and expect to chase the first month’s rent and the agreement yourself. That is the deal — and it is why landlords who switch rarely go back. You keep the full first month, and you choose the tenant.
