An empty PG bed still costs you electricity, water and housekeeping. Five fixes, in the order seekers notice them, that put a signed tenant in the room before it is empty.

An empty room is not just missing rent — it is the electricity bill, the water bill and the housekeeping you are still paying for while nobody sleeps there. Filling PG beds in Dehradun is mostly a marketing problem, and it is one you can solve by fixing five things in the order seekers notice them.

01Start advertising weeks before the bed empties

The mistake almost every owner makes is waiting until the outgoing tenant has packed their bags. A PG bed in Dehradun is usually decided within days of the seeker starting to look, and serious seekers begin looking two to four weeks before they move. Put the listing up while you still know the vacancy date, and mark the room as available from that date. You will have a signed tenant before the room is even empty.

02The five things a seeker judges in ten seconds

Every enquiry message asks roughly the same questions. Answer all five in the listing so you stop repeating yourself:

  • Rent per bed — not “starting from”, an actual number, and whether it is per head.
  • Sharing — single, double or triple occupancy, and how many people share the attached bathroom.
  • Food — included or not, how many meals, veg or non-veg, and the serving timings.
  • Water and power — 24-hour supply or tanker hours, and whether the bill is extra.
  • House rules — entry timing, guests, smoking, and whether students or working professionals are preferred.

Being vague on any of these costs you the good tenants, because the best applicants compare three or four PGs the same evening and go with the one that answered clearly.

03Photograph the room, not the building

A photo of your building’s facade tells a parent nothing. Photograph the actual bed, the desk if there is one, the almirah, the attached bathroom, the geyser, the balcony or window, and the drinking water point. Take the pictures with the room made up and the lights on. If the room is small, say so and show it — an honest tight room fills faster than a wide-angle photo that disappoints on arrival.

04Answer within the hour

In PG enquiries, the first owner to respond usually gets the visit, and the first visit usually gets the tenant. Seekers message four or five PGs in one sitting. If your reply arrives the next day, they have already seen two rooms and paid a token somewhere else.

Keep three replies saved on your phone — the standard rent-and-facilities answer, the location pin with the nearest landmark, and the viewing window — and paste them instead of typing from scratch. Batch visits into one or two windows a week so a single trip covers three seekers.

05The room-ready checklist

  • Mattress, cot and a working ceiling fan — no seeker negotiates a room without a fan in a Dehradun summer.
  • Geyser in working order, and a bucket-bathing option for the days the power goes.
  • WiFi that reaches the room, with the speed and the plan stated in the listing.
  • Drinking water point — RO or a clearly identified source.
  • Lockable almirah, curtains, and a light that does not flicker.
  • Housekeeping frequency written down, and the laundry arrangement spelled out.

06What makes a seeker walk away mid-visit

Almost every lost tenant comes from the same short list. Charges that appear at the end of the tour but were not in the listing: maintenance extra, electricity per unit, “one month extra for the watchman”. A rent that changes when they mention they are two students instead of one. A curfew disclosed on the phone but not in writing. A deposit that is “two months, and we’ll see” instead of a number. Answer all of that in public, in advance, and you will fill the room with a tenant who stays the full year.
