The listing takes ten minutes. The ownership question can take a month if your papers are not in one place. Before you put a Dehradun property on the board, spend an evening assembling a single folder — physical or scanned — so that the first serious tenant does not send you digging through a cupboard.

01Proof that you own it

This is the document every tenant, and every future buyer, will ask about first. What counts depends on how you came to own the property:

  • Bought outright — the registered sale deed, plus the current revenue record showing your name.
  • Inherited — the mutation entries in the revenue record after the family settlement or succession, not just the original owner’s deed.
  • Listing on someone else’s behalf — a written authority from the owner. Do not list a property you cannot prove you may let out.
  • Flat in a society or builder complex — the sale deed, plus the society’s no-objection certificate for letting, if the bye-laws ask for one.

02Identity and address proof

Keep a clean copy of your photo ID and a phone number you will actually answer. Most seekers ask for the owner’s ID and a photo of the agreement before paying a deposit, and tenants are more comfortable paying a landlord than a stranger who cannot produce a document.

03Proof of possession and your own paperwork

These are not absolute requirements, but having them ready shortens a lot of arguments later:

  • Property tax receipt, if the property is within municipal limits.
  • Electricity and water bills in your name, with the meter numbers noted.
  • Any previous rent agreement and the deposit receipt given to the last tenant.
  • Photos of the property at handover — including meter readings — so the state of the flat is not disputed.

04The rent agreement

Dehradun landlords normally use a written agreement, most often for eleven months. Getting a local draft rather than a template from another state matters: the clause that covers small things — who pays maintenance, who repairs the geyser, what happens if the tenant leaves in the third month — is what keeps a tenancy calm.

05What the agreement should say, in plain words

  • Monthly rent, the date it is due, and how it is to be paid.
  • Deposit amount, and the exact conditions for returning it.
  • Notice period for both sides, and what happens to a partial month.
  • What is included — water, electricity, maintenance, furnishing, parking.
  • Whether the tenant may sublet or share, and the rules for guests.
  • The list of items handed over, with their condition.

06Money trails and receipts

Take the deposit by bank transfer or UPI rather than cash, and issue a receipt the same day. Record every month’s rent against your bank statement. A simple ledger — date, amount, mode — is enough, and it turns a dispute into a two-minute check rather than an argument about memory.

This article is general guidance for property owners, not legal advice. Requirements differ for agricultural land, joint ownership and properties inside society complexes — confirm the current position with a local lawyer or the revenue department before you sign anything.
