PG or a Rented Flat in Dehradun? How to Choose

The rent on the listing is the smallest part of the decision. Work out what a PG and a flat really charge you every month before you choose between them.

The rent on the listing is the smallest part of the decision. A PG bed at a headline rent and a one-bedroom flat at a higher rent can end up costing the same once food, electricity, water, internet and furniture are counted. Before you choose, work out what each option actually charges you every month.

01The money is not in the rent

A PG usually bundles the things a flat bills you for separately: meals, electricity, water, and often housekeeping and WiFi. A flat gives you control and space, and hands you the electricity bill, the water arrangement, the gas, the internet connection, and the task of furnishing it. Write both columns down before you decide — most people are surprised by which one wins.

02Lock-in, notice and the exit

A PG typically asks for a month’s notice, and you can usually leave with a few days’ planning. A flat normally comes with a written agreement, most often for eleven months, and leaving in the third month means explaining yourself and sometimes losing part of the deposit. If your stay in Dehradun is uncertain, that difference matters more than the rent.

03Cooking, guests and privacy

  • Food — a PG decides what you eat and when. A flat lets you cook, which is cheaper and more flexible, but costs you time.
  • Guests — most PGs restrict guests and set entry timings. A flat is your own space, and you set the rules.
  • Noise and company — a PG gives you neighbours by default: good if you are new to the city, wearing if you value quiet.
  • Space — a flat gives you a kitchen, a second room and storage, which changes how a family or a couple lives.

04When a PG is the better call

  • You have just moved to Dehradun and do not know the city yet.
  • You are a student, or on a posting that may end in a few months.
  • You do not want to buy furniture, a fridge or a gas connection.
  • You would rather pay one number a month than five bills.
  • You want a room within walking distance of college or work.

05When a rented flat is the better call

  • Two or more of you are sharing, and you want a kitchen and separate rooms.
  • You are a family, or you have children in school nearby.
  • You are staying in Dehradun for two years or more.
  • You work from home and need quiet and a desk.
  • You want your own furniture, your own cooking and your own timings.

06Two questions that settle most decisions

Ask both a PG owner and a flat owner the same two things. First: what exactly is included in this number, and what will I pay on top of it? Second: if I have to leave in three months, what do I lose? The answer to the second question is where the real cost of a decision hides — and it is the one nobody asks during a viewing.
